Cookie Policy.
Cookies and tracking technologies used by elyusresidences.com, pursuant to the ruling of the Italian Data Protection Authority of 10 June 2021.
1. What are cookies
Cookies are small text files that the websites visited by the user send and store on the user's device (computer, smartphone, tablet), and that are then transmitted back to the same websites on subsequent visits. They serve various purposes: correct execution of the site, statistical analysis of browsing, profiling, and marketing.
In addition to traditional cookies, there are similar technologies (web beacons, pixels, device identifiers, localStorage, sessionStorage) whose function is equivalent for the purposes of this notice. In what follows, the term "cookie" refers in a broad sense to all these technologies.
2. Categories of cookies used on elyusresidences.com
2.1 Technical / strictly necessary cookies
These cookies are essential to the proper functioning of the site and its core services. They do not require user consent under Article 122 of the Italian Privacy Code. They are installed automatically upon visit.
2.2 Analytical cookies (require consent)
These cookies are used to collect aggregated or pseudo-anonymous information on the use of the site (number of visitors, most visited pages, session duration, user behaviour) for statistical purposes and to improve the experience. They are installed only after obtaining the user's explicit consent through the cookie banner.
2.3 Profiling and marketing cookies (require explicit consent)
These cookies are used to create user profiles, display targeted advertising in line with preferences expressed during browsing, and measure the effectiveness of advertising campaigns. They are installed only after obtaining the user's explicit consent.

3.4 Third-party cookies and data via the booking engine
When the user clicks "Book now" and is redirected to the Octorate booking engine (on the external domain book.octorate.com), Octorate's cookie policy and privacy notice apply. ELYUS does not have direct visibility on the cookies installed by Octorate on its domain. Reference: Octorate Privacy Policy.
3.5 First-party subdomain tracking.auxilium.online
For technical reliability of tracking, in particular on browsers with advanced restrictions on third-party cookies (e.g. Safari on iOS/macOS), analytics and marketing events may transit through a dedicated Auxilium subdomain tracking.auxilium.online, configured as a first-party endpoint. The purpose is purely technical (preserving measurement quality) and does not in any way alter the meaning of the user's consent: only the trackers for which consent has been given are activated.
4. Consent and preference management
Upon first access to the site a banner is shown allowing the user to:
- Accept all cookies
- Reject all non-essential cookies
- Customise their choices category by category (analytical / marketing)
Technical cookies are always active for the functioning of the site.
Analytical and marketing cookies are installed exclusively after receiving the user's explicit consent. Until then, tracking scripts are not loaded.
The user can change their choices at any time by clicking "Cookie preferences", available at the bottom of every page on the site. Consent is stored in the browser's localStorage for 6 months; after this period, the banner is shown again.
5. How to manage cookies via the browser
The user can also configure their browser settings to accept, reject or delete cookies. Below are the links to the official guides of the main browsers:
Disabling technical cookies may cause some sections of the site to malfunction.
6. Transfer of data outside the EU
Some of the third-party cookie providers (in particular Google, Microsoft, Meta) may involve transfers of personal data to non-EU countries, in particular the United States. Such transfers take place in compliance with Articles 44-49 of the GDPR, on the basis of the Data Privacy Framework (DPF) for participating US providers and the Standard Contractual Clauses (SCC) approved by the European Commission.
7. Rights of the data subject and contact
To exercise the rights provided by Articles 15-22 of the GDPR (access, rectification, erasure, restriction, portability, objection, withdrawal of consent), please refer to the Privacy Policy, sections 8 and 9.
For any cookie or data processing enquiry: privacy@elyusresidences.com.
8. Changes to the Cookie Policy
This Cookie Policy may be updated at any time due to regulatory developments or changes in the trackers used. Significant changes will result in the re-presentation of the cookie banner. The date of the last update is shown at the top of the document.
